The 30th May 2015 is an important date for anyone considering an extension to their home. The General Permitted Development Order gives householders the right to carry out certain limited extension work without the need to apply for Planning Permission. To assist the construction industry Eric Pickles has updated the order which has effectively doubled the size of extensions that can be built subject to a neighbour consultation scheme which assesses the impact on the amenities of your neighbours. So don’t forget, you have until 30th. May 2015 to complete any work carried out under this scheme. For further information call me or drop me an email.

The Party Wall Act of 1996 is a piece of legislation that house owners and builders should be aware of. Any work to an existing party wall or structure and any excavations for foundations within 3-6m from a boundary (dependant on depth) require a Notice to Adjoining Owners to be issued within a prescribed time scale of either 2 months or 1 month. The Notice must describe the nature of the work to be carried out and agreement must be received from the adjoining owner. If no agreement can be come to then both parties will have to appoint an Agreed Surveyor to draw up a Party Wall Award. This legislation is designed to prevent unnecessary litigation in the event of problems arising on the part of both parties. For more information give me a call.
